The Path to Homeownership

Habitat Forsyth’s Homeowner-in-Progress Program is a homebuying program that prepares and partners with individuals and families on their journey to affordable homeownership. Participants work side by side with Habitat staff, volunteers, and community partners to build the foundation for long-term success.

The program offers two paths to homeownership:

  • Classic Habitat Path – For qualified buyers whose affordable mortgage is financed directly through Habitat Forsyth with a 0% interest rate. Homebuyers contribute sweat equity, attend homeownership and financial education classes, and purchase a Habitat-built or renovated home.

  • Partner Lending Path – For qualified buyers purchasing a Habitat home with financing through an approved third-party lender with a below-market interest rate mortgage. Participants complete the same education, preparation, and sweat equity requirements while receiving Habitat’s guidance throughout the process.

Homeownership is within reach!

Through classes in budgeting, financial literacy, and home maintenance—and by contributing volunteer “sweat equity”—future homeowners gain the knowledge, skills, and confidence to succeed.

At Habitat Forsyth, homeowners don’t receive a home—they earn it. They are purchased through an affordable 30- year mortgage. Habitat Forsyth’s Program turns Homeowners in Progress into Home Buyers!
