Home Repair Program
Due to overwhelming demand and need in our area, the Home Repair Program is not currently accepting applications.
Overview:
Habitat for Humanity of Forsyth County’s Home Repair Program assists income-qualified homeowners in addressing housing conditions that pose an imminent threat to life, safety, accessibility, or the continued integrity of the home. By extending the functional life of a home, the program enables homeowners—often seniors living on fixed incomes—to safely age in place while maintaining stability and independence. These repairs also play a critical role in preserving affordable housing within our community.
The Home Repair Program is offered as a loan with a 0% interest repayment plan. Repayment terms are determined based on the homeowner’s ability to pay and income guidelines established by the U.S. Department of Housing and Urban Development (HUD). Repairs exceeding $5,000 require a lien on the property as collateral, while all other approved repairs are secured through a promissory note.
What repairs are covered?
Home Preservation
Exterior work focused on maintaining the home in good, safe, and sound condition. This includes patching, minor repairs, and limited replacement of exterior building materials to prevent deterioration and extend the life of the home.
Critical Home Repair
Extensive interior and/or exterior repairs necessary to address health and safety concerns. This may include repairs or replacement of building materials or components; accessibility modifications; and the installation or repair of plumbing, mechanical, electrical, or HVAC systems on an existing structure. Critical Home Repair may also include roof replacement, accessibility improvements, and other essential home preservation needs—helping to stabilize households while preserving affordable housing units within our community.
Eligibility:
Due to overwhelming demand, the Home Repair Program is often limited to certain ZIP codes. If your home is in one of our approved ZIP codes during an application period, you may be invited to apply to the repair program.
1. Must own and occupy the home within Forsyth County
2. Must have an active Homeowner Insurance Policy
3. Must meet the income guidelines (Under 80% AMI), and complete application and provide required documentation in a timely manner.
4. Must demonstrate an inability to afford necessary home improvements through traditional financing options or be unable to complete the repairs independently due to age, disability, or other qualifying circumstances.

Applications are accepted based on current program capacity; we are not an Emergency Home Repair Program.
To complete the application, you will need to provide all of the following items when applicable:
· Proof of homeownership (this may include the Deed of Trust or your most recent property tax receipt)
· Proof of current homeowners’ insurance
· Verification of income (earned and un-earned) along with two (2) current paycheck stubs and verification of employment; proof of child support and/or public assistance (SSI, Social Security, retirement benefits, etc.)
· Income Tax Returns for the last Year and W2s
· Current bank statements, including name of bank, mailing address and account number(s)
